This property has been in my family since my father purchased it in approximately 1977. He moved into it and lived here until 1979 and it was there after leased out until June 2015. In all those 38 years there was never any kind of water leakage in or under the house or any evidence of dry rot in the foundation. The carpet, and vinyl kitchen floor was replaced in 2008. At that time we cut inspection holes in the sub floor and inspected under the house. Everything was bone dry, and there was no evidence of any dry rot or water intrusion. In 2007 we added the backyard sprinklers and installed a separate water line direct off the main line from the front yard where the green shut off valve is to the back yard. This required us to trench in front of the fern planter and we exposed a well-designed French drain in front of the planter which explains how the crawl space remained dry over the years. There were times of heavy downpour where the side walk and the area in front of the garage door would flood and on at least one occasion we had water intrusion into the garage. In 2007 we installed full guttering of the roof. The front gutter drains into flex pipe that is diverted around the side of the house to the back yard. After installing this we have not had any further complaints from the tenants of rain intrusion into the garage. After a heavy rain there may be standing water on the sidewalk and at the bottom of the driveway but it dissipates pretty quickly.
