Rancho Embarcadero is a special district in the State of California called, "Embarcadero Municipal Improvement District." Although there are no mandatory HOA fees, there are wonderful amenities maintained and funded by "EMID" that include a children's playground, a community center with a full kitchen and outside BBQ area, a horse ring, and an open 18 acre meadow with walking trails.
